Harbor Capital Partners was engaged by Cardinal Hayes High School to originate, negotiate and close a long-term sublease arrangement to occupy the former clergy residence areas and certain underutilized classrooms. In December 2020, Cardinal Hayes High School entered into a 15-yr. sublease for 48,621 sq. ft. with the Rosalyn Yalow Charter Grammar School at advantageous terms with scheduled rent escalations. In addition to general business terms, Harbor obtained the necessary amendments to the master lease with the Archdiocese of New York and organized the necessary landlord provided services and base building improvements. Harbor was also intimately involved with obtaining the necessary local construction permits, change in use entitlements and final certificate of occupancy.
